$10k Seller Guarantee
If the buyer fails to qualify for financing after we have issued this guarantee, we will reimburse the seller, up to $10,000 in earnest money for their valuable time and effort.

$10k Borrower Guarantee
Borrowers must maintain qualifying criteria after approval is issued. Reimbursement to the borrower is limited at $10K (for loans over $1M), $7500 for (for loans $500K to $1M) and $5K (for loans $100K to $499K) in a combined total of lost earnest money and appraisal costs.

$2k Close on Time Guarantee
If there are delays caused by us after issuing the Close On Time Guarantee, we will reimburse $100 per day, along with covering the seller’s daily interest costs for each day of delay. However, this guarantee will be void if delays are due to Acts of God, third parties (such as title, appraisal, seller, or HOA), or changes in the borrower’s qualifying criteria after the guarantee was issued.

$10K Guarantee to the Borrower: Borrowers must maintain qualifying criteria after approval is issued. Reimbursement to the borrower is limited to $10,000 for loans over $1,000,000, $7,500 for loans between $500,000 and $1,000,000, and $5,000 for loans between $100,000 and $499,000. This reimbursement covers a combined total of lost earnest money and appraisal costs.

$10K Guarantee to the Seller: The guarantee is not valid if either borrower(s) or seller(s) terminate the purchase contract or choose not to consummate the transaction for any reason. The guarantee does not apply to delays in closing for any reason. The borrower’s credit profile, financial status, and employment must remain substantially the same as when the guarantee was issued.

$2K On-Time Closing Guarantee: Borrowers must return all requested documents within 48 hours of the request for this guarantee to remain in effect. All parties will be notified if the guarantee is nullified due to the borrower’s failure to perform. The reimbursement is $100 per day for delays caused by us. Additionally, we will reimburse the sellers for their actual per diem interest for each day of delay that we caused. Delays caused by Acts of God or third parties (including title, appraisal, seller, HOA) or changes in the borrower’s qualifying criteria since the Home Assurance Guarantee was issued will void this guarantee.

Certified Home Buyer Program Disclaimer: The Certified Home Buyer program offered by Amres Corporation is a conditional approval and not a commitment to lend nor a loan approval. It is subject to conditions including, but not limited to, final underwriting approval, investor approval, the financial status and credit report(s) of all applicants remaining substantially the same, an acceptable sales contract on a suitable property, and the property meeting collateral requirements (including appraisal, title, survey, condition, and insurance).
